When viewing your personal credit report, you should look at all of the information as a potential creditor would see it. Make sure that if you pay all of your bills on time, the report accurately displays this information. If your debt is near your credit limit, this is not looked on favorably. Your credit rating is especially important if you don’t have an extensive personal credit history yet. If you apply for a lot of credit during a short period of time, this is factored in your personal credit report and can have a damaging impact on approval or interest rates.

Buying your first house is always a difficult time. There are so many important decisions to make, and problems to be solved, which combine to make it one of the most stressful events that will occur in most people’s lives.

Some of the most obvious problems include the need to:

* find a suitable house to purchase

* plough through complicated financial information

* choose an appropriate mortgage that will cover the cost of the house and is within your own strict budgets

* save up enough money (usually whilst still renting another property) to cover a mortgage deposit

* deal with unfamiliar legal fees, surveys and other costs

* make a realistic offer on your prospective new home

* waiting to see if the offer is accepted

* complete the purchase

* move and get settled in the new house, with whatever decorating/rebuilding is required

Given these factors, it is perhaps not surprising that first-time buyers can be the first to get spooked by changes in the housing market.

First-time buyers (FTBs) make up an extremely important sector of the house buying market, and many analysts view them as the life blood of the whole housing market. Without them a housing slowdown or even collapse of the system is inevitable. Recent reductions in the number of FTBs purchasing houses, with Scotland achieving its lowest annual total for nine years, and the increasing struggles experienced by FTBs trying to get onto the first rung of the property ladder will have serious knock-on effects, which are already being experienced around much of the country.

National Savings and Investments (NS&I) Senior Savings Strategist Dax Harkins said: “Despite a recent cooling house market, house prices have continued to outstrip both savings rates and incomes over the last year which means potential first-time buyers need to start saving sooner and harder to get into the market.”

Whilst house prices continue to increase at a faster rate than people’s incomes there will be fewer people able to afford a house.

In a recent study NS&I found that the average length of time required by FTBs, to save for a 5% mortgage deposit, ranged from five years in East Anglia, to three years, nine months in Scotland, with the average being four years and nine months, this is nine months longer than a year ago. The average age of first-time buyers also has increased, going from 37 from 31 three years ago.

The property website Rightmove has warned that the housing market could remain static for several years whilst it waits for the incomes of FTBs to catch up with the housing prices.

Miles Shipside, commercial director of Rightmove, said “As many sellers are refusing to part with gains they have made, buyers are forced to make up the affordability gap…The reality is it will take seven years of static house prices and wage inflation to bridge this affordability gap.”
Marjorie Townsend, head of Edinburgh-based Lindsays Residential, says: “It was recently reported that an average home in Edinburgh costs seven times the income of the majority of nurses. This is a shocking statistic.”
With over one in six FTBs turning to relatives and more high street lenders offering 100% mortgages, or even 102% from Lloyds TSB and Scottish Widows, to help buyers get onto the property ladder, some may be able to squeeze onto the first rung, but end up with long-term crippling debt in the process, fuelling the continued house prices inflation.

Various banks have come up with innovative methods to help facilitate the ability of FTBs to purchase a house which, whilst not addressing the real problem of house prices, will allow more people to own their own home.

A guarantor mortgage can increase the amount that can be borrowed, as long as the borrower’s parents have enough income to cover all their own debts, plus their child’s mortgage each month; however the parent will not have to make any payments themselves unless their child’s mortgage goes into arrears.

An offset mortgage could mean that money from a parent’s savings account can be offset against their child’s mortgage. Although the parent would not receive interest on their savings, the reduction in the amount to be paid by their child could make a big difference, and they would not incur tax on the amount either.

A ‘Professionals’ mortgage is a possibility for certain workers, which allows them to borrow more than their initially low-pay career would usually make them eligible for, on the understanding that their future pay will increase rapidly as they become high earners.

Whilst some may urge for caution to prevent the possibility of building up financially crippling levels of debt, others see a need for buyers to act fast.

Marjorie Townsend, of Lindsays Residential, believes: “The best advice for first-time buyers is to move quickly …There really is nothing to be gained by waiting for a competitive closing date, which will drive the price up. There are lots of sellers out there who are eager to sell and whose particular circumstances may require a quick transaction.”

Overall it seems that the situation for FTBs will continue to prove difficult unless a major change occurs that bridges the gap between income and house prices for those in most need. Recent government initiatives such as the Shared Equity scheme, that allows part ownership of property, may go some way to enabling some FTBs to start out, but Ed Davey MP, the Liberal Democrat housing spokesman, believes the policy could make housing even more expensive, “It seems to be looking at the demand side which could stoke house price inflation and make the problem of affordable housing even worse.”

Until the issue of supply and demand is addressed, there will continue to be problems. According to the Barker Review, which was published in April, up to 140,000 new homes need to be built each year in the UK if supply is to keep up with demand. Even if new homes are built at this rate, the time taken to stabilise the market will mean further delays for prospective new buyers who want to own property.

Data Integrity

Enforcing data integrity ensures the quality of data in a database. For example, if a product is entered with a Product_ID value of 25 in a table named Products, the database should not allow another product to have an ID with the same value. Furthermore, if there is a column named Product_Rating that is intended to have values ranging from 1 to 10, the database should not accept a value below 1 and above 10 for this column. This can be accomplished by using the methods supported by SQL Server to enforce the integrity of the data.

SQL Server supports a number of methods that can be used to enforce data integrity. These methods include defining datatypes, NOT NULL definitions, DEFAULT definitions, IDENTITY properties, rules, constraints, triggers, and indexes.

Datatypes

A datatype is an attribute that specifies the type of data (e.g., character, integer, binary, etc.) that can be stored in a column, parameter, or variable. SQL Server provides a set of system-supplied datatypes. However, users can also create user-defined datatypes based on the system-supplied datatypes. System-supplied datatypes define all of the types of data that can be used with SQL Server. Datatypes can be used to enforce data integrity because the data entered or modified must conform to the type specified for the object. For example, a name cannot be stored in a column defined with the datetime datatype, as a datetime column can accept only date values.

NOT NULL Definitions

The nullability of a table column determines whether the rows in the table can contain a null value for that column. A null value in a column does not mean that the column has zero, blank, or a zero-length character string such as ” “. Null in a column means that no data has been entered in that column. The presence of a null in a column implies that the value is either unknown or undefined.

The nullability of a column is defined while defining the column or while creating or modifying a table. The NULL keyword is used to specify that the column will allow null values. The NOT NULL keyword specifies that null values will not be allowed in the column.

DEFAULT Definitions

Each column in a row must contain a value even if that value is null. However, certain situations exist when a row is inserted in a table, but the value for a column is not known or the value does not yet exist. If the column allows null values, a row with a null value for that column can be inserted in the table. In some cases, nullable columns might not be desirable. In these cases, a DEFAULT definition can be defined for the column. Defaults specify what values are automatically inserted in a column if a value is not specified for the column when inserting a row in the table. For example, it is common to specify zero as the default for numeric columns and N/A as the default for string columns.

When a row is inserted in a table with a default definition for a column, the SQL Server is implicitly instructed to insert the specified default value in the column if a value is not specified for the column.

IDENTITY Properties

The IDENTITY property is used to define a column as an identifier column. An identifier column contains system-generated sequential values that uniquely identify each row in the table. A table can have only one identifier column. Identifier columns usually contain values that are unique only within the table for which they have been defined. In other words, other tables containing identifier columns can contain the same identity values used by another table. However, the identifier values are typically used only within the context of a single table, and the identifier columns do not relate to other identifier columns in other tables.

Constraints

Constraints are used to define the way that SQL Server automatically enforces the integrity of a database. A constraint is a property assigned to a table or column within a table that prevents invalid data values from being entered in the specified column(s). For example, a PRIMARY KEY or UNIQUE constraint on a column prevents a duplicate value from being inserted into the column. A CHECK constraint on a column prevents the column from accepting a value that does not meet the specified condition. Moreover, a FOREIGN KEY constraint establishes a link between data in two tables.

Rules

Rules perform some of the same functions as CHECK constraints. However, CHECK constraints are preferred over rules. Rules are provided only for backward compatibility. CHECK constraints are more concise than rules. A column can have only one rule applied to it. However, multiple CHECK constraints can be applied to a column. CHECK constraints are specified while creating a table, whereas rules are created as separate objects and are bound to the column.

The CREATE RULE statement is used to create a rule. Once a rule has been created, it can be bound to a column or a user-defined data type by using the sp_bindrule system stored procedure.

Triggers

Triggers are special types of stored procedures that are defined to execute automatically when an UPDATE, INSERT, or DELETE statement is issued against a table or view. Triggers can be used to enforce business rules automatically when data is modified. Triggers can also be used to extend the integrity checking logic of constraints, defaults, and rules. However, it is recommended that constraints and defaults be used instead of triggers whenever they provide all of the needed functionality.

Indexes

An index is a database object that orders the values of one or more columns in a table. An index provides pointers to the data values stored in specified columns of the table and orders the pointers in the specified order. When rows are requested from an indexed table, the database searches the index to find a particular value and then follows the pointer to the row containing that value.

Types of Data Integrity

SQL Server supports the following four types of data integrity:

1.Entity Integrity

Entity integrity defines a row as a unique entity for a particular table. Entity integrity enforces the integrity of the identifier column(s) or the primary key of a table (through indexes, UNIQUE constraints, PRIMARY KEY constraints, or IDENTITY properties).

2.Domain Integrity

Domain integrity validates the entries for a given column. Domain integrity can be enforced by restricting the type (through data types), the format (through CHECK constraints and rules), or the range of possible values (through FOREIGN KEY and CHECK constraints, DEFAULT definitions, NOT NULL definitions, and rules).

3.Referential Integrity

Referential integrity maintains the defined relationship between tables when records are entered or deleted from the tables. In SQL Server 2000, referential integrity is based on relationships between foreign keys and primary keys or between foreign keys and unique keys (through FOREIGN KEY and CHECK constraints). Referential integrity ensures that key values are consistent across the related tables.When referential integrity is enforced, SQL Server prevents users from adding records to a related table if there is no associated record in the primary table. Users are also prevented from changing values in a primary table or deleting records from the primary table if there are related records in the related table.

4.User-Defined Integrity

User-defined integrity is used to define specific business rules that do not fall into any of the other integrity categories. All of the integrity categories support user-defined integrity. All column-level and table-level constraints defined in CREATE TABLE, stored procedures, and triggers are examples of user-defined integrity.

Spiritual Truth - Does It Always Make “Common Sense?”

We all would like to think that “God is on our side” and in principle believe that spiritual truths are “good for us.”

We often forget that underneath it all there’s this assumption that spiritual truths are by nature “convenient” things to live by and they just make “common sense,” perhaps similar to the useful household gadgets we have that make our lives easier and more comfortable. Sometimes I wonder how true that is.

A story attributed to the great Indian mystic Baba Muktananda illustrates the point rather well.

One day the disciples ran to Baba with the bad news that ashram’s only black swan was sick. It didn’t act normally as it was swimming in the lake.

Baba dismissed them by replying: “Don’t worry. The swan is okay.”

The next day the swan was not okay. Now its neck was drooping so low its beak was scraping the ground.

Believing in their guru’s infinite powers, the disciples again ran to Baba and asked him to do something and save the precious swan.

Baba again said “don’t worry, he is going to be alright. He will definitely be alright.”

On the third day the disciples found the swan dead! They all rushed to Baba with a mixture of grief and disappointment.

“Baba,” they said, “you told us that the sawn would be alright. But he is dead! What happened?”

Baba looked at them with a twinkle in his eyes and said: “Well, just like I told you. He IS alright.”

That’s when the disciples realized that for them “to be alright” was to be “physically alive in the present body” whereas Baba was perhaps looking at the matter from an entirely different point of view.

From where he was looking, even leaving the physical body behind could be “alright” and “okay.” What is common and “obvious” might not be so from a spiritual point of view.

Should the black swan have been taken to the vet and made to live perhaps another year or two?

Or did the swan (just as possible according to the Hindu and Yogic tradition) is now roaming the earth as a human being, as a creature with much higher chances of illumination, since it had the chance to shed its last non-human body and gained the chance to reincarnate as a Homo Sapien?

Is this why he died but it was still “okay”?

I’m not sure. But I’m still thinking.

FORMATS OF THE GAME

Cricket is played in many formats , but the most popular are TEST CRICKET and ONE DAY cricket. In TEST cricket game goes on for 5 days, with each team batting twice - if time permits.

SIR DONALD BRADMAN: THE AUSSIE ICON

Donald(Don) Bradman was born in 1908 in a small town, Bowral, (population 2000 people) near Sydney, Australia. He started playing cricket seriously when he was in his teens, before that it was just another game. His favourite past time was hitting the golf ball with a cricket stump on to a tank. And this very “past-time” of his went a long way in improving his reflexes and co-ordinating his eye and hand movement.

Slowly with right breaks he got involved with playing cricket in school and local clubs, Scoring centuries (100 runs or more) with unfalliable regularity.

In 1920 he went with his father to see a test match at SCG (sydney cricket ground). After watching Charlie Mc Cartney score 170 runs , he said to his dad “I shall never be happy until I play on this ground.”

Soon enough he recieved an invitation letter from the New South wales cricket association (NSW) to practise at SCG.

He joined the New South Wales Cricket Association, played for St.George and practised at SCG (Sydney cricket ground).

After a successfull season with St.George , he was selected to play for NSW state team. And in his very first shield game, his brilliance shown through, as he made a delightfull 118 at Adelaide.

Soon enough he was drafted into the national test team, for the home series against England. In his eight innings he scored 468 runs, with two centuries and two half centuries.

>From hereon his career just soared like a bird with wings, as far as the human mind can imagine. Bradman, is the only one to hold the maximum number of records, although most of them have been surprassed as years went on.

He went on to become the greatest Test Batsmen the world has ever seen. With an almost unbreakable Batting average of 99.94 (means he score 99 runs everytime he went to bat), while today 50 is considered an excellent batting average.

The most historic moment in Don`s life as well as the game of cricket in itself, was the 1932 Bodyline series. England captain Douglas Jardine devised a method of bowling, so that the ball used to fly aound the batsmen’s head.The bowler pitched the ball at a particular length so that the ball would rise upto the batsmen’s head.

Australian batsmen were geting badly injured, and were unable to break the shackles. Jardine positioned upto seven players on the legside, close to the batsmen, to take the catch if the batsmen tried to fend off the ball.

Jardine did manage to keep Don down for the series. But as the series drew to an end, Don devised a plan to counter attack.

He would quickly move off to the leg side and hit the ball on the empty off side. When Jardine put fielders on the off side, Don hit the ball over the bowlers head with a horizontal bat.

A TV series called “Bodyline” was made on this infamous cricket tour.

Australia lost the series.

Don would have his revenge a couple of years later, when the Aussies went to England in 1930 for a 4 test series. This time Don was the captain, he called the shots.

He proved to be a nightmare for the English bowlers, as he scored 974 runs in 8 innings.He mesmerised the English fans with his mastery with the willow, and returned to Australia as a super-star, a demi-god.

A strature that he will maintain till today. Sir Donald Bradman is the only Australian to be knighted for his contribution to cricket.

Don Bradman is a legend, one whose name with Test cricket will be synonymous. His legend has been etched in the annals of cricket history in gold, forever.

Sir Donald Bradman, still continues his off the field innings, living a quiet life. He was always known for his gentlemanly behaviour, and courteous diposition.

He is one of a kind, and very few will ever match up to his talent. Thank you,sir, for your gift to cricket.

*** Sir Donald Bradman died on the night of February 25′th in his residence at Keningston, Adelaide. He was 92, unfortunately this great Batsman missed another century. But he has scored with the fans, and will be remembered for centuries to come.
