Prince Charles also visited the estate in this year, and likely noticed a great deal of development because more than 5,000 dwellings were under construction. The activity was so great that Rancho Mirage experienced an $11 million growth in valuation ranking it as the fifth wealthiest city in Riverside County.

Throughout the years, notables and dignitaries continued to flock to Rancho Mirage. It was here in 1976 that Frank Sinatra married Barbara Marx. Even President Ford loved the area so much that he purchased a home in the Thunderbird Country Club. Maybe he was in love with the area or maybe he wanted to be closer to his favorite golf courses. In any event, the closeness to golf greatness did not improve his game. In 1977, President Ford hit two people with a golf ball during the same month.

    Interest is an itemized deduction if you paid the interest, where legally

    don’t meet these conditions, you can still deduct the interest, just

    Basic Requirements To Deduct Mortgage Interest

    The IRS has three basic requirements that you must meet in order to
    deduct mortgage interest. First, you have to be legally responsible for
    the loan. You can’t deduct interest you pay for someone else’s loan.

    The home equity loan also has to be a secured debt for a qualified
    home. It either has to be your main home or second property. It cannot be
    rented out or used for business purposes. If you do use a room as a
    business office, that part of the house can be written off as a business
    expense.

    The final requirement is that you file a 1040 with itemized deductions.

    Fully Deductible Interest Has Caps

    In most cases, you will be able to fully deduct the interest you paid
    on a qualifying loan. The loan has to be for the fair market value of
    the property or less. Loans originating prior to October 13, 1987 are
    automatically grandfathered in.

    Loans after 1987 have caps on qualifying loan amounts. If the home
    equity loan was taken out to purchase, construct, or improve a home, then
    it qualifies for the entire deduction up to $1 million when filing
    jointly. Home equity loans used for other purposes qualify for deductions up
    to $100,000.

    Special Cases For Interest Deductions

    The IRS has also made provisions for military personal and ministers.
    If you receive a non-taxed housing allowance, you can still deduct your
    mortgage interest.

    You can also deduct early payment fees for selling or refinancing your
    home. In some cases, late payment fees can also be itemized.

    Before taking any actual tax deduction, double check with IRS
    regulations to be sure you are in compliance. Each year tax laws change, so
    check either with the IRS publications or an accountant. They will be able

    Golf Fitness Equipment For Your In-Home Program

    Golf fitness equipment can be a variety of pieces; but what truly is golf fitness equipment?

    You’d be surprised to find out it is not expensive; and is not necessarily in a gym or health club either.

    Yes…there are golf “machines” for stretching and strength building that are well over one thousand dollars, but are definitely not needed.

    When you think of the golf swing, it’s a dynamic movement completed in space with your ‘whole’ body. So any kind of training or golf fitness equipment should be able to accommodate this.

    I’ve designed all my programs, dvds and books to utilize the below equipment for one reason. Convenience. Which will save you time to do what you really want to do. Play golf!

    For starters, a pair of hand weights (dumbbells) are inexpensive, portable and can be used for dozens of golf-specific exercises. They don’t have to be heavy or cumbersome. You’d be surprised what a 5 to 8 pound pair of dumbbells can accomplish with the right golf exercises.

    Next on the list of golf fitness equipment is tubing. You may have seen it in articles, on the television or in a catalog. Exercise tubing is extremely portable, very inexpensive and also can be used to mimic many phases of the golf swing, but with resistance.

    I personally use exercise tubing in all of my programs, with all of my personal clients and in my own golf workouts. It can give you one heck of a workout if you have the right resistance. These bands come in varying tensions from light to extra heavy.

    Another piece of golf fitness equipment is a stability ball. It’s the big ‘beach ball’ looking thing that is used in offices to sit on, in many exercise classes, at most health clubs and all of the physical therapy clinics.

    Why? Because again it’s portable, inexpensive and very versatile. Doing golf exercises on the ball incorporate core stabilization, balance and stability. All important factors in a mechanically sound golf swing.

    And the last piece of golf fitness equipment is a weighted medicine ball is the . You might remember them from several decades ago as the big leather balls that the old fitness fanatics used to improve strength and power.

    Well now they’re back! They are used in every sport-specific strength program in existence. You can do so many sport-like movements with them and they weigh as much as 20 pounds, so you can imagine the benefit from a power standpoint.

    I have a couple of my ‘bread-and-butter’ exercises I use in all my programs that incorporate the weighted medicine ball and they are very effective.

    So there you have it! Three or four pieces of inexpensive and portable golf fitness equipment.

    Dear Friend: Don’t Start Your Non-for-profit Fundraising Letters As A Stranger

    Don’t do it.

    Don’t start your fundraising letters with “Dear Friend.”

    After all, when was the last time you received a letter from someone dear to you, addressing you as “Dear Friend?” Never, right? The days of the Dear Friend letter are dead. So let’s bury the Dear Friend letter together.

    I heard recently of a chairman of the board of a national charity who has given his charity millions of dollars and hundreds of hours of his time, yet he still receives their fundraising appeals addressing him as “Dear Friend.” Ouch.

    Your fundraising letters are intended to make friends as well as solicit funds. So don’t send form letters to make friends. Friends write personal letters. Letters addressed to their friends by name. My wife never sends me a letter that begins, “Dear Friend.” Neither do my friends. And neither should you when writing to your donors.

    I realize that personalization costs more. I know that you save money if you send everyone the same Dear Friend letter. You don’t have to insert custom fields into your letter. You don’t have to perform a time-consuming mail-merge. You don’t have to match the addresses on your letters with the addresses on your reply cards and mailing envelopes (assuming you are using closed-face envelopes).

    You can compare your costs for mailing a personalized letter versus mailing a Dear Friend letter, and you’ll also find that the Dear Friend letter is cheaper. But I’d like to suggest, and so I will, that you are measuring the wrong thing.

    Return on investment shouldn’t be your only criteria for measuring the success of your fundraising letters. What about donor loyalty? What about donor attrition? What about the lifetime value of each donor? What about plain old courtesy?

    Donors stop giving for any number of reasons, but at the top of the list is feeling unappreciated. Think of that chairman of the board that I mentioned a minute ago. Can’t you just hear him saying to himself, as he receives yet another Dear Friend appeal, “I have given this charity millions of dollars and hundreds of hours of my time, and they treat me as though they don’t even know my name”?

    Yes, Dear Friend letters are expedient. But expedience is not your only aim in running a successful fundraising letter program. Robbing banks is also expedient, but it’s not right. Using guilt as a motivator in your letters is also expedient. It raises funds in the short term. But it’s not right. And starting every letter with Dear Friend is more expedient than customizing each letter, but it’s not the right thing to do.

    You should bury the Dear Friend letter because it is impersonal and rude. It alienates perfectly nice donors, people who will continue to support your organization with their treasure, time and talents if you will only treat them as partners and not as automated bank machines. Addressing your donors by name makes them feel special and appreciated.

    At the Business Depot where I buy my office supplies, there is a store clerk who always remembers my name. She serves hundreds of customers. Yet when I approach the cash, she makes me feel like I’m a special customer. I feel a little flattered every time. Her name, by the way, is Allyson.

    Specialists in customer service have long known that remembering a customer’s nameand using itis one of the most effective ways (and free ways) to encourage repeat business, customer loyalty and free word-of-mouth advertising. The same is just as true in fundraising, although I have no empirical studies to back that up.

    Please don’t start your letters with Dear Friend. Donors take it personally.
