Building Your Internet Home Based Business
June 14, 2008 on 10:50 pm | In Uncategorized | Comments OffAs I showed you earlier how to start your own internet home based business, we can now expand to building your business. You should now have a Website of your own, if not at least get yourself a free blog. Once you have completed that task we can move on to actually adding content to your site.
Adding content is very important as the search engines love fresh new content, it also helps when it comes time to having the search engines index your pages.
To add content to your site there are many websites that offer free content, all you need to do is make sure you know what it is you would like to advertise. If you need to, just do a google search for free articles, the selection you have to choose from will be enough so you can start adding content.
When you do find your articles that you needed make sure you always include the Resource box, and never change the article in any way, leave it all intact. This is the best way to start with content as it is free and you can locate articles for almost any subject especially if you choose to have an article written about your internet home based business, I am sure there are plenty.
Now that you have gotten a head start what are you waiting for? Go get those articles or if you feel comfortable start writing your own articles. Just remember do not feel like your under pressure, take your time, and remember all good things come to those who wait.

1st and 2nd Mortgage Refinance Loan - Consolidate 1st and 2nd Mortgages into One Low Payment
June 13, 2008 on 11:03 pm | In Uncategorized | Comments OffRefinancing both your first and second mortgages will result in one low
monthly payment that could save you thousands in interest charges. By
combining both mortgages, you qualify for lower rates than if you
refinance separately. You can see a significant savings with your
second mortgage refinance, which is often several points higher than
your first mortgage rates. You will also save on application fees and
other closing costs.
Strategies To Lower Your Mortgage Payment
You have a couple of options to lower your mortgage payment when
refinancing. The first choice is to find a low rate mortgage. So even
if you choose the same length for your loan, you will still see a
savings in your monthly mortgage bill.
Adjustable rate and interest only loans will give you the lowest
payments, at least at the beginning of your home loan. But a fixed rate
loan can also give you reasonable rates with security that they won’t
rise in the future.
The other option is to extend your loan term, especially in the case of
your second mortgage which usually is for five to ten years. By
consolidating your loans to a thirty year loan, you lengthen your
payment schedule for principal, so you have a smaller payment. However,
your interest rate and charges will be higher than with a shorter term.
Getting The Best Loan
Once you determine the type of loan and terms you want, do your
shopping for a good lender to save even more money. Lenders will vary
in how much they charge for closing costs and interest rates. The APR
will tell you how loans compare overall, both in terms of rates and
closing costs.
But if you are planning to move or refinance again in the future, then
be wary of paying high closing costs. Even if they secure you a lower
rate, you will only see a savings if you keep the mortgage for several
years.
Don’t base your lender decision based on posted loan rates. Ask for a
personalized loan quote based on your general information. With more
accurate numbers, you can make an informed choice as to who has the
best financing for you.

Improving Indoor Air Quality - Breathing Easier at Home
June 13, 2008 on 9:41 am | In Uncategorized | Comments OffIn recent years it’s been proven that, despite smog and a host of outdoor
pollutants, indoor air quality in homes is actually often much worse than
outdoor air quality. This isn’t good news if you suffer from allergies or hay
fever, since indoor air is recirculated and any indoor contaminants will tend to
simply be wafted through your home again and again.
Improving indoor air quality is a challenge that involves several steps to
insure improvement in allergy symptoms, overall breathing quality and reduction
of symptoms like red, watery eyes and itchy skin. The American Lung Association
has confirmed that indoor air pollution, especially during summer months, can
increase the odds of asthma attacks, upper respiratory infections and colds.
Indoor pollutants include molds, dust mites, tobacco, smoke (from cooking),
pollen, and pet dander and pet hair. How do you get rid of or reduce these in
your home? There are basically three recognized ways to improve air quality in
the home.
Improving Ventilation
Any time you increase the amount of outdoor air that flows into your home,
you’ll improve the air quality (there was a reason our grandmothers loved to
throw open the windows and air out the house in the spring, they just didn’t
know it). If you have an air conditioning unit that has vent controls, open
these to allow air exchange when possible as well.
It’s especially important to properly ventilate the house when you are
painting or cooking. It’s not just that the fumes smell bad - these are air
contaminants and need to be vented outside and replaced with fresh, clean air.
In some newer homes you may be able to get air-to-air heat exchangers
installed on your furnace. These actively bring air from the outdoors into the
house when the furnace runs. Check into this type of mechanical system if you
are building a new home, especially if someone in your home suffers from asthma
or severe allergies.
Controlling the Source
Source control is just as simple as it sounds. If you want improved air
quality, take better care of the air! Have your house inspected for any
potential sources of contaminants or pollution, and then correct these problems.
Does your chimney have creosote build-up? A chimney sweep can quickly get rid of
this and dramatically improve air quality.
Check all major appliances for gas bleed-off and check for asbestos in the
home. A simple adjustment usually takes care of bleed-off or emissions problems,
and asbestos areas can often be sealed. (Asbestos removal should be a last
resort, since it will temporarily kick up an enormous amount of asbestos dust).
There are a few obvious source controls as well - don’t smoke in your house.
Tobacco smoke is a highly toxic contaminant that builds up quickly in your home
and drastically reduces air quality. A few nights of shivering on your front
porch in sub-zero temperatures to have that cigarette may induce you to improve
your lung quality as well by quitting!
Pets are precious and most people wouldn’t dream of getting rid of them, but
you should have them groomed regularly and brush them often - outside. This will
get loose hair and dander off of them so that less of it is shed in the house.
You’ll be surprised by how much your pets actually shed once you start brushing
them on a regular basis.
Air Purification
There are hundreds of air purifiers and air cleaners available in all sizes
and price ranges to fit a variety of needs. You can get small units that will
fit easily on your desk or whole-house units that are expensive and quite
sophisticated. The one thing they have in common is that their function is
generally limited to removing particle pollutants such as pet dander, smoke, and
pollen. In most cases they won’t remove gases from the air.
To determine how efficient an air purifier is, check two things:
- The percentage efficiency rate, which indicates how well it removes
pollutants - The rate at which air is drawn through or over the filter, determined in
cubic feet per minute.
The best combination is one which will be relatively high in both. Mid-range
on both is better than low in one and high in another.
Vacuuming your home regularly can also reduce contamination of the air from
dust mites, pollen and pet dander that become imbedded in carpets and
upholstery. For the best results, purchase a vacuum with a HEPA filter and
completely empty the filter cup or replace the vacuum bags regularly. A HEPA
filter will trap a number of pollutants and should also be replaced regularly.
Moisture Control is Also Important
Damp basements and other areas that retain and hold moisture also contribute
to indoor air pollution because they encourage the growth of a variety of molds
and mildews. Any time there is excessive humidity in an area, mold and mildew
will tend to proliferate.
Controlling this is key to good air quality in the home, and is essentially more
of a preventative problem than anything. You should always make sure you have
adequate ventilation in areas like bathrooms and basement rec rooms where
moisture tends to accumulate. Also clean regularly with a disinfecting cleaner
that will discourage mildew growth.
Mold and mildew can also grow in heating and air conditioning ducts, and if
you are having repeated respiratory problems or suspect mold because of stale
smelling air, unusual odors, or reactions such as repeated colds or upper
respiratory problems you should have your duct work inspected for possible mold
or mildew growth.
The air ducts should be professionally cleaned if evidence is found of
visible mold growth on the interior of the ductwork (on the sheet metal) or
within the components of your air conditioning or heating systems. If over the
course of months or years there has also been moisture leakage through to the
insulation around the ductwork, you will need to remove and replace this
insulation. You will also need to consult with a professional on how to prevent
the mold growth from recurring.
After following all of the recommended steps mentioned, your home should have
a greatly improved indoor air quality. After a few months of breathing this
improved air you’ll probably notice your overall health has improved as well,
included fewer allergy problems, fewer occurrences of itchy, watery eyes, fewer
headaches and easier breathing.

Advantages of Pre-Approval
June 12, 2008 on 4:01 pm | In Uncategorized | Comments OffThe first step toward obtaining financing for a home purchase is to select a reputable, quality lender. The next step in the process is for you to obtain a “pre-approval letter” from that lender. Before I get to that, it is important to note that there is a significant difference between “pre-qualification” and “pre-approval.” Most buyers don’t understand that there is a difference, but the difference is dramatic and not realizing this could have a significant impact on the outcome of your home buying efforts. Here is a brief explanation of the two processes:
• “Pre-qualification” does not guarantee you a loan. It merely establishes how much you are capable of paying for a house, based upon what you tell a lender. Most lenders will provide a pre-qualification letter to almost literally anyone that calls them. Accordingly, sellers and listing agents view “pre-qualification” letters with a healthy degree of skepticism. As one very experienced agent stated it succinctly, “pre-qualification letters are not worth the paper they’re printed on”
• “Pre-approval,” on the other hand, is a much more exhaustive process in which a lender will inspect your credit and financial situation in detail. This process guarantees you a specific loan amount. It also determines the types of loans for which you may qualify, your interest rate, your monthly payment amount, etc.
Why you need to obtain a pre-approval letter:
• Because you need to understand your price range BEFORE you begin looking at houses. Simply put, you do NOT want to look at $400,000 homes if your upper price point is $350,000. Why? Because it is difficult to be content with a lower priced home if you’ve gotten used to homes beyond your financial reach
• Because lenders can detect potential problems that might make obtaining a loan difficult. Credit report errors, high debt balances and an insufficient down payment may be corrected if discovered in a timely fashion. If credit problems are significant enough to keep you from obtaining conventional financing, it’s better to learn about it before you invest time in this emotional and often time-consuming process
• Because you will need to provide the pre-approval letter along with any offer that you submit on any property, so you need to have the letter in hand at the onset of the home search process. The pre-approval letter is viewed as an integral part of any offer, and sellers and listing agents expect you to provide this. The absence of such a letter will be perceived quite negatively, and imply a lack of preparedness on your part
In conclusion, you should obtain a pre-approval letter before you start your home buying process. It’s typically a fast and easy process, and the reasons for doing this are significant: pre-approval lets you know what you can afford before you become emotionally attached to something you can’t, it helps identify and correct loan problems up front before the crisis hits, and it strengthens your ultimate bargaining position.

The Future Of Banking - Bank Online
June 12, 2008 on 1:50 pm | In Uncategorized | Comments OffChances are your bank is a virtual place. Since the invention of the Internet you can see your balances anywhere, at any time. Most banks think globally and have acted this way by creating secure portals to manage their account holder’s information stored in their databases. This information stored usually shows account balances, previous transactions, current balances, interest paid and electronic scans of their checks. Anywhere you can get to a computer, your bank account is right in your hands, usually in real-time.
Online checking
Some banks even provide a service where you can pay your bills online vis–vis a checking account or saving account. You can setup creditors accounts, addresses and account numbers to be printed out on each check shipped. There are even some banks that will electronically send the check directly to their account for a nominal fee. Most electronic banking can be free depending on the minimum account requirements are met. Otherwise, electronic banking can cost up to $10 per month for the convenience to send money and manage your account via the web.
In our move towards a paperless society, banks have begun to stop shipping back cleared checks to their account holders. These cleared checks can be found on the Internet and printed out should they need access to these records. Some banks also will not ship their monthly statements as they too can be printed out on the web as well.
Interest bearing accounts
Some checking accounts, savings accounts and IRA’s can also be managed via the Internet. Account holders can move money between accounts and add money to their savings accounts electronically without ever visiting a teller or the local branch.
Convenience
One of the greatest conveniences is being able to reconcile your accounts with the popular personal finance software such as MS Money and Quicken. Banks have ways to create files that can be imported into these software products so that balancing the account is done for them with little intervention. The web makes it very handy should you forget to record items into your register and will do it all for you with a couple clicks of the mouse.

Poetry Critics
June 11, 2008 on 7:00 pm | In Uncategorized | Comments OffMy name is Jeffrey Michael Miller and my book entitled ” From The Inside Out ” is my first collection of poetry that’s been published through Publishamerica. The book is doing well and even though this is my first book I’ve been writing poetry for quite some time. I care about the art and how the art effects people.
I want to talk some about how poetry is seen in my opinion and how narrow the view of some can be when it comes to poetry and the worth and value it holds in society. I’ve heard many times by reviewers and critics and even booksellers that poetry books are hard to sell and that little interest is taken in the art of poetry by the general public but I beg to differ on these views held by so many in the literary world.
I feel poetry is such a unique and expressive art that has stood the test of time and as we look back on poets like Wordsworth and Dickinson and all the wonderful poets of a time gone by we can all agree that nobody can discount or dismiss the contributions these people have made to the literary world.
The Wordsworth’s and Lord Byron’s are still out there today working hard to bring back into the mainstream the powerful emotions and feelings that once struck a chord so long ago. These people are putting their heart and soul into their words and putting forth messages that they want to share with readers from all origins and backgrounds.
We should not put limitations on them by telling them their art is dead or that their art is not much of a selling point in society because it is and if it wasn’t we would not have so many poetry forums and websites accross the infinite space of the internet from nation to nation. One website I visited has over five million poets in their database alone so obviously their is an interest in poetry and it’s growing bigger with every passing day. Multitudes of people from accross the globe enjoy this art we call poetry and this is a fact that should not be ignored.
There is also a problem in my view with some people who take the role of critic and these people judge the work of others and seek to influence how an individual chooses to express themselves through poetry. I feel that each person and expression is unique and I have never been much of a fan of the critic as Teddy Roosevelt reminded us in ” The Battle of Life ” it’s not the critic that counts and I agree.
Individualism and uniqueness spawns genius in my opinion in every facet of life or work and it’s also certainly true when it comes to poetry. I want to read new and freshly presented material from someone original. I don’t want to see someone trying to copy another artist or his or her ways. I want to see someone expressing their own ways that I will not judge because I feel I have no rightful place in doing so.
We must remember that it’s not my opinion or the opinion of a critic that counts when it comes to you and your work and the feelings you wish to present. These things are yours and yours alone that nobody should touch or try to fine tune in any fashion. If Shakespeare had allowed his work to be sorted out and played with by the masses then he would not have been the Shakespeare we know today and your work will not be yours if you allow it to be changed to fit the views of others.
Let your vision and your work live and die on it’s own and let it live independantly and develop into what you wish it to be not what someone else wants it to be so it never ceases to be your very own.

Games of Chance: an Introductory Guide
June 10, 2008 on 3:17 pm | In Uncategorized | Comments OffThe discomfort involved in visiting a brick and mortar gaming establishment should suffice not to go there unless you have to. Certainly all those miles of driving, the discomfort, and task list this entails seem not worth the struggle only for that possibility of placing your bets at gaming establishment, even so should you be the kind that thrives on gaming houses then choosing gaming houses via the web will likely be the self-evident solution.
Here, you won’t have to move outside for a stint of online video poker and similar for the simple reason that you can do all this from where you are if you own a computer and, obviously, a reliable internet connection. In spite of this, don’t get too excited yet: there are various important guidelines which you will want to inform yourself about in regards to online video poker and similar, specifically if you’re still a neophyte. So soothe all that testosterone and contemplate what follows. Here’s a short plan which illuminates what to keep in mind if you’re looking out for an honest online video poker and similar web site.
The very first thing which any savvy web risker positively must look out for is an online video poker and similar webpage of the type that is prepared to offer high odds. Take care to establish the online video poker and similar webpage is connected to an honest accounting firm in order to assay the casino games pay-out on a monthly basis. This may be beneficial to confirm the green you plan on hazarding as a part of your expected orgy will actually warrant it.
You must make certain the virtual wagering webpage has a license, such as by investigating the govt. operating license as laid out on the casino site webpage. If you fail to detect any govt. operating license on that targeted virtual wagering webpage, do not try to place your bets with that webpage.
Another key bit of advice is obviously to gamble for starters with limited sums instead of draining big dollars right away. Check out the operability of the virtual wagering setup before running any severe menace– specifically in regards to money… And now for another meaningful hint in regards to virtual gaming. It can only be this: to recall always that all kinds of games of chance is mainly about pleasurable recreation and not about big winnings. Betting is definitely no business, instead it’s a pastime which ought to make you exultant and living sweet. Enjoy live free online casino games games at top online venues!
Karting Secrets So You Can Overtake Any Driver
June 10, 2008 on 2:57 pm | In Uncategorized | Comments OffHow to Stop Getting Stuck Behind Slower Drivers, and How to Overtake Any Driver You Want
Are you finding that you don’t get the results that your lap times say you deserve? Do you find you catch drivers easily and get stuck behind them way too long? Would you like to blast past drivers first chance?
I get so many emails from drivers who find it hard to overtake and even more from parents who are going nuts watching their driver sit behind slower karts, and the problem is that everybody thinks that they should be more aggressive, more courageous, and if they can’t break through this overtaking problem then they may as well pack in Karting.
Well I’m here to say this:
1) For God’s sake don’t give up racing, because you will always regret it and this problem isn’t so difficult to solve
2) Learning to overtake is a step-by-step process, you don’t need to be more aggressive or change your personality
You just need to know the secrets of overtaking and braking and to practice them. Then you can order a nice new cabinet for all the trophies you’re going to win!
What is it that Stops Drivers Overtaking?
Well it’s quite simple….fear takes up all the concentration you have. Fear of what will happen, will I collide? Will I spin? Will I go wide? etc. When you go to overtake another driver, there is extra pressure, you are on a part of the track which you wouldn’t normally be on so your visual perspective is different. So, your brain kicks in with basic survival reactions and goes into self-preservation mode. Perfectly normal and logical behaviour too! So, you decide not to take the risk, since diving into the unknown simply isn’t worth the trouble, and you let yourself off and decide to try again later.
Now, most people would assume that it’s a good idea to beat fear by force, for example force yourself or your driver to be brave…just close your eyes and do it etc. Well, all this achieves is to frighten the driver even more, to the point where they dread driving and will avoid getting close to other drivers, to avoid feeling scared in the first place. It also causes a lot of arguments and bad feeling, which turns Karting from the most fun you can have, to quite a tedious activity.
So, that’s enough of how not to do things, let’s get on to answer the problem.
How to Fix a Driver’s Overtaking and Braking Problems…Step-by-Step
If you want to make overtaking easy you need to remove the fear factor as much as possible. When you are worried about spinning or crashing, all your concentration is taken up trying to avoid crashing, and you have none left over to drive a Kart fast and make overtaking manoeuvres.
To get rid of the fear that you will spin or crash, you just need to learn the how to brake and overtake step-by-step- once you do this you won’t remember even having a problem in the first place!
Superstar Braking
OK, the most obvious overtaking move is to out-brake the opposition into a tight corner after a straight. So, step one of the overtaking master class is to become an expert on the brakes.
When you brake in a Kart you have to hit the pedal hard and fast, not gently and gradually like in a car. You have to hit the pedal in a flash, so that the tyres almost lock up, and give you a sweet chirpy sound when they bite. Be ready for the Kart to kick sideways, and release the pressure slightly to control the rear as you start to turn in. You will find yourself trail braking into the corner and believe me, the grin factor in mastering this is fantastic!
Now, you will need to brake too hard and lock up to find the limit, and then brake a tiny bit less hard than that. So instead of scaring yourself, brake earlier than normal to get a feel for how hard you can brake without feeling like you are in danger. Then once you have mastered braking real hard, try braking from your original braking point, then brake even later once you are confident in your control. And do use a braking point, find marks on or beside the track, this is essential because otherwise you won’t be able to tell whether it’s working!
Now you are braking as late as anyone can, and you are able to control the Kart on its braking limit…you will feel loads more confidence in yourself and your Kart, and people will really notice the difference.
Out-Braking Other Drivers - A Step into the Unknown
When you are on the inside of another driver ready to overtake, you might not be able to see your braking point….or you might think because you are on a tight line it’s too risky to brake so late. So what you need to do is practice using an overtaking line. It’s simple - approach the corner as if you are overtaking and find new marks on the track as braking points. Do this over and over until you can slide the Kart into the corner, all crossed up and in all sorts of trouble….slide wide, spin, hit the kerb or whatever.
Eventually you will learn where you can brake when on the inside line and be able to get round the corner. That way, you will know exactly what you are doing in the real situation. When you are on the inside of another kart you will know how late you can brake, how much grip there will be, and how wide your exit line will be. There will be nothing to be afraid of because you will have seen it all before.
Don’t Focus on the Other Driver….Focus on the Gap
This is the key to pulling off wild looking overtaking manoeuvres, which other drivers will marvel at, and it is relatively simple. When you are driving you will drive where you look. This can work to help you, or can really mess you up. Have you ever watched another Kart spin and find yourself watching it until you almost hit it!
I have, and in fact I did hit it…a few times! That is an example of me driving where I was looking. So in an overtaking situation, you will notice that your brain will want you to look at the other kart so you won’t hit it. This makes you jump into self-preservation mode and usually you will back off, or turn in way too early.
Now, to take advantage of this phenomenon you have to look, yes physically look with your eyes, to where you want the Kart to go.
So next time you want to overtake, look into the gap between the kerb and the driver you want to pass. Force yourself to stare into that gap, and if you are braking into a hairpin say, actually drive the Kart into that gap, even let off the brake a little extra and keep looking into the gap. I promise you that you will get past the driver if you do this, maybe he will get back past on exit, but you can fine tune your line next time to stop that.
So, don’t forget….look into the gap, choose a point on the kerb to focus on and aim for it, look for it and leave the other driver to worry about avoiding you….because when you come steaming through you can bet he will be watching you, and loosing his concentration!
That’s it, overtaking feels very natural when you follow these steps and driving a Kart becomes even more exciting and fun.

Real Estate Investors - Where’s the Best Deal?
June 8, 2008 on 9:37 pm | In Uncategorized | Comments OffForeclosure, pre foreclosure, auction, estate sale, out of town sellers, subject to, get the deed, assumable loans there are a whole slew of ways to take over real property. What is the best for you? Don’t overlook buying a house at a discount through the MLS with a Realtor.
1.Gurus and new guy investor trainers across the country are teaching new investors how to buy 2 to 3 or 10 to 15 houses per month using some straight forward techniques and some convoluted inside-out upside-down tactics to control real estate. For a mere $3,000 to $7,000 you can spend a weekend learning some techniques that seem so easy in class yet nearly impossible when you get home. Unless of course you are willing to take the risk, over come the fear, and dive in head first.
2.Working with a competent real estate agent who is also knowledgeable about real estate investments may be the easiest way to by discounted real estate in every market of yesterday, today, and tomorrow. You can find the deals and they can help you put them together.
3.Knowledgeable agents are hi tech internet savvy they will work with you defining an area and price range you are comfortable with. They can research the MLS every day or every week and email any new listing that comes up fitting your criteria.
4.The biggest question on the investor side is always financing, how can, I put a deal together with no money down? Guess what? There will be in almost every transaction some money down or some money in the deal. The object is to have it not be your money or not much of your money. An investor Real Estate agent will be able to help put you on the path to effective financing.
5.How do you find deals? Become knowledgeable about your market place. Know what properties have sold for, what’s on the market and what price. Be ready to act when a potential property comes up.
6.Don’t be afraid to make offers, you can’t buy a property without first making an offer. Some folks say that if your offer is not embarrassing it’s too high. There is a lot of truth to that. Your best deal is always on the other side of your offer.
7.Join your area REIA (Real Estate Invesment Association) good deals are at every meeting. Some REIA’s have hundreds of members who have properties ready to go that may be just what your looking for.
